Hi neighbors,
This is a friendly reminder to pay your annual dues. Everyone should have received their annual letter by now. Dues are $50 per year (what a steal!) and should be mailed to:
Reagan's Mill Homeowner's Association
P.O. Box 244, Wingdale, NY 12594
Some of you have asked what our dues are used for.
They go towards paying for the lawn cutting services of our shared property (at the entrances where the catch basins/retention ponds are).
The retention ponds were last cleaned around 2005/2006. The grass around the area has only been cut a few times. The culverts within the ponds need to be cleaned.
*Note-the town cleans and maintains the street drains, but this is the HOA's responsibility....and it ain't free!
The insurance that covers those shared areas. If anyone were to get hurt on that land, we would all be liable.
There should be a reserve fund of $10,000 which has already been dipped into as a result of residents not paying their past dues.
Maintenance for the front entrance sign
PLEASE pay your past and current dues. When you purchased your home, you agreed to be a member of the HOA, which includes paying the annual dues.
The repercussions of disbanding the HOA/bringing in a property management company to take over are costly and are not at the best interest of us as homeowners. However, if past dues are not paid, additional measures will have to be looked into as to how we can collect these payments, since we cannot afford to pay for the basic maintenance as mentioned above with this debt looming over us.
And please remember, when listing your house for sale, PLEASE mention this is an HOA community on the listing since there seems to be some issues with realtors obtaining this information.
